As part of our roof management services Oxford Period Roofing use Infra-red imaging techniques to detect wet, defective or missing insulation within roof structures. The presence of wet or defective insulation inevitably increases fuel bills as a result of the increased heating/cooling demand.
However wet insulation can cause much more serious problems.

- Splitting of the waterproofing membrane as a result of ice expanding within the insulation
Thermographic infra-red surveys of flat roofing are based on two separate principles, the first of which is that any area of defective insulation (be it wet fibreboard, concrete screed or fibreglass etc.) will have a higher density when wet. This causes the absorption of a greater amount of solar energy than the dry areas, leading to increased heat retention and consequently a higher surface temperature during the evening when the ambient air temperature falls.
The second principle involved is that the defective insulation will have a lower insulation value, and it the internal temperature of the building is higher than the external air temperature this will again cause the roof surface above the defective insulation to be slightly hotter due to the increased heat loss.
These two principles are complementary and allow the technique to be used in different climates and seasons.
